Mount Laurel Residents Push Back Against Proposed Mavis Tire Center

Residents filled Mount Laurel’s municipal building in November as Mavis Discount Tire sought zoning approval for a new location.

The company proposed demolishing a former Liberty Bell Bank building near Holiday Village East. In its place, Mavis planned a 6,952-square-foot tire and service center with eight service bays.

However, strong community opposition quickly emerged during the zoning board meeting.

Residents and board members raised concerns about traffic, noise, and pollution near the neighboring residential community. As questions continued throughout the evening, Mavis requested a postponement to gather additional information before returning to the board.

Holiday Village East includes 963 homes and sits near the Towne Square Shopping Center, anchored by ShopRite.

According to opponents, the proposed tire center would disrupt the existing balance between the shopping center and surrounding neighborhood.

In addition, residents argued the project does not align with the township’s zoning vision for the area.

As concerns grew, the zoning board hired land-use attorney Henry Chou to serve as a formal intervenor in the matter.

The proposal remains closely watched as residents continue voicing concerns about future commercial development near established residential communities.

Mount Laurel Approves 175-Unit Senior Care Facility and Retail on Route 38

A 175-unit congregate care and assisted living facility, along with two retail buildings, will be constructed on former cropland along Route 38 in Mount Laurel, next to the Haddon Point apartment and townhouse complex. In December, the Township Planning Board adopted a revised resolution granting preliminary and final site plan and subdivision approvals, along with variances, to developer Delco Development LLC. Operating as HP Commercial Mount Laurel LLC, Delco is also behind the neighboring apartment complex. The project, located near McDonald’s and adjacent to the ShopRite plaza, was initially approved at the board’s September meeting. The board waived a township restriction requiring developers to preserve 20% of forested areas from disturbance.

Mount Laurel Storage Facility Near Route 73 Walmart Heads to Zoning Board

A developer is proposing a self-storage facility in a residential zone near the Walmart on Route 73 in Mount Laurel. MLS Operating LLC of Edgewater Park plans to convert a 71,991-square-foot building and add five single-story storage units totaling 15,350 square feet on Federal Street, adjacent to Route 295 northbound.

The company will seek a use variance at the October 9 Zoning Board of Adjustment meeting to allow commercial use in the residential area. Township planner Ashton Jones noted that the developer must demonstrate the project won’t negatively impact nearby properties or significantly harm the neighborhood’s character.

Last year, the Planning Board approved a similar self-storage facility and car wash nearby.
